Citizens of 93 countries enter Thailand without a visa for up to 60 days — extendable once for 30 days at any
immigration office. Ideal for initial property visits or short stays. Since November 2025, repeated use of visa exemptions as a long-term living strategy is actively flagged by immigration. It is no longer a substitute for a proper visa.
Tourist Visa — SETV & METV

The Single Entry Tourist Visa (SETV) is identical to the visa exemption in practice. The Multiple Entry Tourist Visa (METV) allows repeated 60-day stays over 6 months — useful for frequent visitors who travel in and out regularly. Neither permits any form of work or income generation in Thailand.
Important
The era of long-term living on back-to-back tourist entries is over. Thai immigration now actively monitors repeat entries and
can deny access to those with patterns suggesting residency on tourist visas. If you plan to spend more than 90 days per
year in Thailand, you need a proper long-stay visa.
02 Destination Thailand Visa (DTV)
5 years | Remote workers & long-stay nomads
Each entry allows up to 360 days of continuous stay — making the DTV one of the most flexible long-stay options ever offered by Thailand. Eligibility covers remote workers employed abroad, freelancers with overseas clients, and those attending Thailand’s ‘Soft Power’ activities such as Muay Thai, culinary courses, and wellness retreats. No minimum income — only a savings threshold is required. The DTV is often used as a stepping stone before upgrading to the LTR Visa.

03 Retirement Visas
Non-Immigrant O-A & O-X — Long-Stay for Those Aged 50 and Over
Thailand’s retirement visa is one of the most established and well-understood long-stay options for foreign nationals aged 50 and over. There are two main routes: the annual Non-immigrant O-A and the 10-year Non-Immigrant O-X. Both allow an indefinitely renewable stay in Thailand with no employment required.

Non-Immigrant O-X — 10-Year Retirement Visa
10 years | 50+ | Available to selected nationalities
Duration: 10 years (two consecutive 5-year periods)
Eligibility: Age 50+ with higher financial requirements
Countries: Australia, Canada, France, Germany, United Kingdom, United States, and other approved countries
Work Rights: Not permitted
Advantage: Eliminates the need for annual visa renewals
Designed for retirees from 14 specific countries who want to remove the annual renewal burden. Financial requirements are significantly higher than the O-A, which is why many eligible retirees still choose the O-A instead. Best suited to those who prioritise administrative simplicity over capital flexibility.
04 Long-Term Resident Visa (LTR)
Thailand’s 10-Year Premium Residency — The Gold Standard for Long-Stay
Launched in 2022 and significantly improved in February 2025, the LTR Visa is Thailand’s most comprehensive long-stay programme. Administered by the Board of Investment (BOI), it offers a genuine 10-year renewable stay with exceptional benefits not available on any other Thai visa — including foreign income tax exemption, annual-only reporting, airport fast-track, and unlimited family dependents.

The Four LTR Categories
1) Wealthy Global Citizen
For high-net-worth individuals with USD 1M+ in global assets and a minimum USD 500,000 investment in Thai property, government bonds, or equities. The personal income requirement was fully removed in February 2025 — making this category accessible to those with investment portfolios and passive income. Your Thai property purchase can qualify as the required investment.
2) Wealthy Pensioner
For retirees aged 50+ with a strong pension or investment income (USD 80,000/year or a combination of income and Thai investment). Offers the same 10-year stay and full tax exemption benefits as the Wealthy Global Citizen, without the USD 1M asset threshold. The superior alternative to the O-A/O-X for those who qualify.
3) Work-from-Thailand Professional
For high-earning remote workers employed by overseas companies, earning USD 80,000+ per year. Work experience requirements were removed in February 2025. Offers the same 10-year stay and tax exemption. Ideal for senior professionals who want legal long-term residency without locking capital into Thai investments.
4) Highly Skilled Professional
For specialists working in BOI-targeted industries in Thailand — technology, healthcare, robotics, aviation, digital economy, and others. Includes the right to work without a separate work permit and a 17% flat personal income tax rate. Requires employment in a qualifying sector rather than passive wealth or overseas income.
LTR & Property Investment

05 Thailand Privilege Card
Formerly the Thailand Elite Visa — Premium Long-Stay by Membership Fee
Rebranded from the Thailand Elite Visa in October 2023, the Thailand Privilege Card is a government-backed membership programme offering multi-year Thai residency in exchange for a one-time fee — with no income, asset, or employment requirements whatsoever. It is the simplest long-stay solution available in Thailand: pay the fee, pass a background check, and receive your visa. No financial disclosures. No renewal bureaucracy. All tiers include a multi-entry Privilege Entry visa, fast-track airport immigration, and concierge services through the Thailand Privilege Card Company. The Privilege Card suits those who value simplicity, privacy, and concierge lifestyle — and have no need to work in Thailand.
The LTR Visa is the better value for those who qualify: it is cheaper over 10 years, includes tax benefits, and for the Wealthy
Global Citizen category, your property investment counts as the qualifying Thai asset. If you meet LTR criteria, the LTR wins
on value. If you prefer not to disclose financials, the Privilege Card delivers complete peace of mind.
06 Other Visa Options
Marriage, Business, SMART Visa & Permanent Residency
1) Non-Immigrant O — Marriage & Family
1 year renewable | Married to Thai national
For foreign nationals legally married to a Thai citizen or with a Thai child. Renewable annually in Thailand. No high financial threshold — proof of income or savings required. Work is not permitted without a separate work permit. A well-understood and stable long-stay route for those with Thai family ties.
2) Non-Immigrant B — Business & Employment
1 year renewable | Working in Thailand
Required for anyone employed by a Thai company or operating a Thai business actively. Tied to a work permit and Thai employer sponsorship. Generally not relevant for property investors unless you are also running a business entity in Thailand that requires your active employment.
3) SMART Visa — Tech & Innovation Specialists
Up to 4 years | High-tech & BOI industries
A niche BOI programme for senior specialists in targeted sectors — technology, startups, robotics, aviation, and digital economy. Offers the right to work without a standard work permit and quarterly reporting (instead of 90-day). The employer must be a substantial international company. For most applicants, the DTV or LTR are more accessible alternatives.
4) Permanent Residency
Indefinite stay | Long-term settlers only
Thai PR grants indefinite right of abode — no visa renewal, no reporting obligations. Requires 3 consecutive years on a qualifying non-immigrant visa, stable income, Thai language proficiency, and a clean record. Subject to an annual quota of 100 persons per nationality — making it highly competitive. Processing takes 1–2 years. A long-term goal for those fully committed to Thailand as their permanent home.

4) High-net-worth investor / resident
You have significant assets and want the best long-term option.
LTR Wealthy Global Citizen if you invest $500K+ in Thai property or bonds — best value, tax exemption included. Thailand Privilege Diamond/Platinum if you prefer not to disclose financials.

5) Family relocating together
You are moving with a spouse and children.
LTR is the strongest family option — unlimited dependents included since January 2025. Privilege Platinum+ for families who prefer the concierge route without financial disclosure.

6) Married to a Thai national
Your spouse is Thai.
The Non-Immigrant O (Marriage Visa) is the simplest and most natural route — renewable annually, no high financial threshold.

7) Long-term resident — fully committed
You have lived in Thailand for years and want permanent security.
Permanent Residency if you meet the criteria. Otherwise LTR as a 10-year renewable pathway with maximum benefits and minimum annual administration.
